POSITION SUMMARY

The Senior Property Accounting Project Manager leverages their deep real estate accounting expertise to serve as a strategic partner in driving process improvement and optimization initiatives across both the Property Accounting team and the broader accounting function. This role operates as a high impact project leader, evaluating current practices, identifying opportunities, and implementing scalable solutions that strengthen accounting operations. The position requires a seasoned professional with strong commercial real estate accounting experience who can assess workflows, challenge the status quo, and deliver forward looking solutions.

This role is highly cross functional, partnering with all of Property Accounting, Cost Accounting, Asset Management, Leasing, Legal, to IT to improve efficiency and align processes across the organization. While this is a senior level position reporting to our VP, Property Accounting, it does not have any initial direct reports. The role emphasizes leadership through influence, guiding key initiatives and driving meaningful change that supports both the accounting team and broader business objectives.

Internally, the title of the role will be Senior Property Accounting Manager.

ESSENTIAL FUNCTIONS

  • Leads complex property accounting activities and provides expert guidance on accounting transactions, ensuring accurate application of GAAP and real estate accounting standards across the portfolio.

  • Identifies, diagnoses, and resolves structural issues within property accounting processes, systems, and workflows to drive consistency, efficiency, and scalability.

  • Serves as a trusted reviewer and advisor on accounting matters, providing decision support and recommendations to accounting leadership as needed.

  • Partners cross‑functionally with Property Management, Asset Management, FP&A, and other stakeholders to support operational needs, implement process changes, and improve financial reporting outcomes.

  • Drives system optimization efforts, including Yardi troubleshooting and enhancements, and partners on automation and reporting improvements to support operational efficiency.

  • Represents the Accounting function in business‑area meetings, reducing escalation and meeting burden for accounting leadership while ensuring accounting perspectives are effectively incorporated.

  • Supports internal controls and audit readiness by partnering with Internal Audit and Accounting leadership to monitor compliance and adherence to implemented processes.

  • Monitors and reviews financial reporting from third‑party operators (including hotels, food & beverage, and parking) to ensure accuracy, timeliness, and compliance with established standards.

  • Performs administrative and analytical functions including preparation of analyses, documentation, reporting, budgeting support, forecasting, variance explanations, and special projects.

  • Provides coaching, guidance, and technical mentorship to property accounting team members; sets standards and expectations; influences outcomes without formal authority; and supports change management and adoption of new processes across teams.

  • Communicates complex accounting concepts clearly to both technical and non‑technical audiences.

  • Manages multiple high‑impact initiatives simultaneously and drives them to completion.

  • Demonstrates readiness for expanded leadership responsibility as the organization evolves.

POSITION REQUIREMENTS

  • Bachelor’s degree in Accounting, Finance, Business, or a related field.

  • 10+ years of progressive experience in property or real estate accounting.

  • Extensive hands‑on experience with Yardi, including complex portfolio support and troubleshooting.

  • Demonstrated experience supporting multi‑property or mixed‑use real estate portfolios.

  • Experience working within GAAP‑compliant accounting environments.

  • CPA or similar professional certification (preferred, not required).

WORK ENVIORMENT

  • Bedrock is an in-person, five-day-a-week workplace. All team members are expected to work on site Monday through Friday during standard business hours, unless otherwise specified by their role or designated shift.

  • Some roles may have flexibility to work remotely on Fridays, based on the nature of the work and business needs. This flexibility is granted at the discretion of the Company and may be adjusted at any time.

  • Prolonged periods of sitting and computer use; occasional movement between buildings; ability to lift up to 15 lbs. Occasionally.
